This is a career made for high-energy types who have a way with people, know their way around a computer, and like the way their salary depends on their performance, not the company's staffing budget.
Great sales representatives are excellent communicators who understand and listen to their client's needs to help them with their single most important investment - buying or selling their home. Successful Realtors know how to handle objections and that a positive attitude is always the key to success. It is not a nine-to-five job. Being a Realtor means setting your own schedule and being your own boss, but success also requires professionalism, diligence and an ability work with others. It is true that success must be earned. But, nobody said it had to be done slowly. Welcome to real estate where there are no barriers to limit your success.

Licensing Requirements:
The time and expense involved in becoming a Realtor varies from province to province, but the basic process is the same:
- Complete the required courses offered by the provincial real estate association or council;
- Write an exam(s) based on the courses' content (fee);
- Submit an application to the provincial licensing body along with successful exam results (fee);
- Applicants must be sponsored by a licensed real estate Broker. This is essentially an offer of employment;
- Some provinces also have mandatory continuing education criteria that must be met on an ongoing basis in order to maintain your license.
The real estate marketplace is constantly changing and we need to keep our skills up-to-date in order to succeed. That's why the Real Estate Council of Ontario (RECO) implemented mandatory continuing education (MCE). By ensuring that we maintain and enhance our skills, we will continue to build consumer confidence and trust in our profession.
All members are required to complete a minimum of 24 credit hours every two years including the mandatory "RECO Real Estate Update" (six credit hours), specialty designation courses (three to six credit hours) and self-selected courses/seminars (the balance of the 24 hours).

Frequently Asked Questions
In our seminars, we have heard a number of recurring questions from people considering a career in real estate. Below are some of the more popular questions. If you have any other questions, please feel free to drop us a line via email.
How long does it take to get your license ? In Ontario, there are 3 courses that you must complete prior to being licensed. The first two courses can be taken online or in a classroom setting and the final course requires classroom participation. Generally, it will take 5 months to complete the courses, but it can be done in 3 months.
How much will it cost? You will have your licensing fees, board fees, errors and omission fees and then your costs for promoting yourself. For a detailed breakdown, please contact us and we will be happy to discuss this with you in detail.
At Coldwell Banker, we know that getting started is the hardest part of the business and so we have developed a Welcome Package for new sales representatives or for existing Realtors joining our firm. Can you still be working while you are studying for your license? Absolutely! In fact, we encourage prospects to take the course while they work. This minimizes the time between completing your education and making your first deal. Classes can be completed online or in the evenings to give you the flexibility you need.
How hard are the exams? If you study and complete the exercises, you should pass the exams. If you are worried about the exams, or want additional help to prepare, we are happy to assist. Just email us and we'll get you help in your local market.
How soon before I will begin to earn an income? This is a tough question! We've seen newly licensed realtors arrive their first day with a listing and others have taken time to actively prospect before landing their first deal. Generally, it will take 60 days, after your signed Agreement offer, to be paid. If you need an advance, Coldwell Banker has a program to help you in this situation.
How much can I earn in my first year? The sky is the limit. Our 2002 Rookies of the Year came from Amherst, Nova Scotia and Red Deer, Alberta. Barry Helm had just retired from the RCMP and did over 40 deals in his first year. Lyle Nielsen had switched careers and earned over $100 000 GCI in his first year. The previous year, our winner was Otto Calta from Toronto. In his second year, he was recognized as one of the Top 10 in the Company for Buyer Controlled Sales.
What would my commission rate be with your firm? Our commission structures vary across the country. We believe in the importance of training and support and through these resources you will become successful. If you choose a company only for the commission rate, you may discover that they lack the commitment to help you succeed. We have over 100 courses available online for you to continue to develop your skills, extensive training programs in sales and technology and most importantly, proven tools that will show you are a professional from your first day in real estate.
Do I need to anything else, once I'm licensed? You will need to be affiliated with a Broker before you can begin your practice. During your licensing program, you will be encourage to interview a number of Brokers in your community to determine which firm is the best fit for you. Remember to ask for what services and support they offer and what coaching they will give you to succeed. Sometimes, the nice guy that is just around the corner may not be the best Broker to ensure your success.

Coldwell Banker Previews This is a full-day course designed to provide valuable training and information about listing and selling luxury residential properties. The course provides insight on the affluent buyer and seller, and Information about the tools available for achieving success in the upper-tier market niche.
You'll receive guidance on local market activities designed to support Previews Property marketing, guidance on how to make an effective listing presentation built around the Preview Program, and guidance on how to negotiate favorable listing terms on upper tier properties.
In addition, this course will give you insight as to sales associate competencies contributing to success in upper tier listings or sales.Attendance at this session is one of the requirements for earning the Previews International Property Specialist designation.
ABR The Accredited Buyer Representative (ABRR) designation is the benchmark Of excellence in buyer representation. This coveted designation is awarded,by the Real Estate Buyer's Agent Council (REBAC) of the National Association of REAL-TORSR, to real estate practitioners who meet the specified educational and practical experience criteria. The ABRR program is conducted over two full days and consists of the following topics:
